Short-term rental yield calculator: how KeyBid Genius works

Paste a sale listing link and see the estimated yearly return and net income as a short-term rental, at no cost and with no account. What the PDF report covers.

The listing link box, the logos of the five supported portals and pages from sample KeyBid Genius reports in Romanian and English

Before you make an offer on a property you plan to run as a short-term rental, it pays to know what it could earn. KeyBid Genius starts from the link of the sale listing and shows you the estimated yearly return and the estimated net income, at no cost and with no account. If you want every detail, you download the PDF report, with seasonal estimates, costs, taxes and risks. Below you will find which properties you can analyze, how the calculation works, what the report contains and what you still need to check yourself before you buy.

What KeyBid Genius is

KeyBid Genius is a short-term rental yield calculator for properties on the market. You will find it on the KeyBid Genius page: paste the link of a listing, tick the anti-robot check and press “Analyze”. KeyBid reads the public details of the listing, meaning the price, floor area, rooms and area, and estimates what the property could earn as a short-term rental.

The calculation uses the same engine as the KeyBid ROI Calculator extension, which shows the return right on listing pages. With KeyBid Genius there is nothing to install: the page works in your browser, on a computer or on a phone.

Which properties you can analyze

KeyBid Genius only analyzes sale listings, because the estimate starts from the asking price. Rental listings are not accepted.

CountrySupported portalsPDF report
RomaniaStoria.ro, Imobiliare.ro, OLX.ro49.99 lei, in Romanian
GreeceSpitogatos.gr€24.99, in English
SpainIdealista.com€24.99, in English

You can analyze apartments, studios, penthouses, houses and villas. In Romania, guesthouses and hotels are accepted too, calculated as a single property run as a short-term rental. On OLX.ro, pick a listing from the Imobiliare (real estate) section: other types of ads are not analyzed.

How it works, step by step

  1. Copy the listing link. Open the listing on the portal and copy the full address of the page. The link of a search page or a list of listings does not work.
  2. Paste it on the KeyBid Genius page. Tick “I’m not a robot” and press “Analyze”. The check is required for every new link and protects the service from automated use.
  3. Follow the analysis. KeyBid identifies the portal, reads the price, floor area, rooms and area, then calculates the return.
  4. Read the estimate. You see the estimated yearly return, the estimated net income per year and the details read from the listing, such as the price, floor area, price per m² and rooms.
  5. Download the PDF report if you want every detail. You pay by card through Stripe and receive the report by email. You can also download it from the confirmation page.

Some portals occasionally block automatic reading. In that case you enter the listing details yourself (the city, price, floor area and number of rooms), and the calculation is based only on them.

How the return is calculated

The KeyBid engine estimates the nightly rate, occupancy, operating costs and local taxes for the property in the listing. When market data exists for the city or area, the occupancy comes from it. For cities without market data, a default occupancy of 55% is used, and the page tells you when that happens.

The return is the estimated yearly net income relative to the price in the listing. Hypothetical example: for a property listed at €100,000, an estimated return of 6% means an estimated net income of €6,000 a year.

Below the result, the page shows the short-term rental yield scale, so you can see where the property sits:

Estimated yearly returnLevel
under 4%Low
4–6%Moderate
6–8%Good
from 8%Excellent

The return does not include loan repayments, furnishing or renovation, or transaction costs such as notary fees. If you finance the purchase with a loan, work out separately how much of the repayment the net income covers. The steps are explained in our guide to financing and pre-purchase checks.

What is in the PDF report

The estimate on the page tells you whether the property deserves a closer look. The PDF report shows you where the figure comes from:

  • the calculation from gross to net income, with costs and taxes;
  • occupancy, nightly rate and estimated income for each season;
  • market context, recommendations and risks;
  • a rental strategy and the investment conclusion.

The return and net income in the report are the same as in the estimate on the page. The report is in Romanian for properties in Romania and in English for properties in Greece and Spain.

The first page of a sample KeyBid Genius report for an apartment in Thessaloniki: the estimated annual return, annual net revenue, average nightly rate and occupancy. The seasonal analysis page: the gross revenue distribution, occupancy, nightly rate and estimated revenue for each season. The investment conclusion page: strengths, weaknesses, the recommendation and the recommended strategy.

What it costs and how you pay

The estimate on the page costs nothing. The PDF report costs 49.99 lei for a property in Romania and €24.99 for a property in Greece or Spain. You pay by card on Stripe’s secure payment page, and KeyBid neither sees nor stores your card details.

Once the payment is confirmed, the report is generated automatically and sent to the email address you entered at payment. If you do not receive it, write to us at contact@keybid.ro: we will send it again, and if we cannot deliver it, we will refund the full amount you paid. The full conditions are in the KeyBid Terms and Conditions.

What to check separately before you buy

A good return on paper does not help if the property cannot legally be run as a short-term rental. In Romania, check at least the following:

  • Seismic risk. Law 212/2022, as amended by Law 426/2023, bans renting out spaces in buildings classed in seismic risk class I. How to check the building’s class is covered in our guide to seismic risk and Airbnb.
  • Classification. Under MEDAT Order no. 948/2026, an individual can apply for classification of at most 7 rooms and 14 beds in total, however many homes they are spread across. Where applicable, the application includes the approval of the owners’ association and the consent of directly affected neighbors. The details are in our article on Order 948/2026.
  • Taxes. For up to 7 rooms, the income is taxed as income from granting the use of property: a 10% tax applied to 70% of the gross income, plus health contributions (CASS) depending on thresholds. The full calculation is in our guide to income tax and CASS.
  • Financing. According to Raiffeisen, a real estate investment loan requires a down payment of 25–30%, more than a standard mortgage.

For Greece and Spain, check the local registration rules for short-term rentals. Regulation (EU) 2024/1028 has applied since 20 May 2026: where a country has a registration procedure, platforms must display the property’s registration number. The full list of pre-purchase checks is in our short-term rental investor checklist.

What KeyBid Genius is not

KeyBid Genius makes an indicative calculation based on the public details of the listing. It is not investment, financial, tax or legal advice, and it is not a property valuation, such as an ANEVAR valuation in Romania. Nor does it replace the technical and legal checks of the property. Actual income depends on the home, its management, local regulations and market conditions. Listings are published by third parties, so they may contain errors.

Frequently asked questions

Do I need an account?

No. The analysis starts straight from the listing link, and you buy the PDF report without an account too: at payment you enter the email address where you want to receive it.

Can I analyze a rental listing?

No. KeyBid Genius starts from the sale price, so it only analyzes sale listings.

What if the portal cannot be read automatically?

You enter the listing details yourself: the city, price, floor area and number of rooms. The calculation is based only on them.

Why do I have to tick “I’m not a robot” for every link?

The check protects the service from bots and automated use. Once you have ticked it, the analysis steps for the same link do not ask you to check again for 30 minutes.

What data does KeyBid keep about my analysis?

For the public statistics on the page, we keep only the portal, country, city, property type, number of rooms and date, plus a cryptographic fingerprint of the link. We do not keep the link or any information about you. If you buy the report, we keep the order: the analyzed listing, the report and your email address. The details are in our Privacy Policy.

Does the report guarantee my income?

No. The report contains estimates, not guarantees. Use it to compare properties and to know which questions to ask, then check the figures with the seller, an accountant and, if needed, your bank.
